How long will the project take?
This depends on the type of project, but on average it takes somewhere from 3-6 months. Due to the supply chain, and long lead items, this has extended.
Will I have to move out of my house?
Not necessarily. Renovations are disruptive by nature. We feel its important to allow clients to remain in their home whenever possible. We have developed systems to isolate the project area from the rest of the home and ways to provide temporary facilities when necessary to maintain functionality. With communication & planning, we schedule utility shutdowns to reduce inconvenience. Dust and debris mitigation and daily site cleaning is preformed to maintain a safe environment.
When can you start?
In general, the time to construction start is 2-4 months from the time we get complete design plans. Depending on the type and complexity of the project, obtaining design plans from a design professional could add several months. Once we get a set of design documents, we will set up a project walk-through with key subs to get the most accurate pricing for your project. After the site walk-through, we will present you with a detailed project proposal. Typically there are a few revisions to ensure the scope, budget, and timing are right for you. Once you are happy with the project, we will sign a contract, schedule a project start date, start permitting, and start ordering long lead items.
What is our billing cycle?
We typically bill for the percentage complete every two weeks.
Cost Plus or Fixed Cost Contracts?
We typically use fix-price contracts, but in some cases, we can accommodate clients who prefer cost-plus contracts.
Who buys selection items?
We are flexible! We have worked with design teams or experience remodelers that want to buy the budget items. We also are very experienced in working with clients to procure selection items ourselves. This really depends on your project, your team and your preference.
